Apleona hat sich nach der Mipim im Frühjahr dieses Jahres erstmals auch auf der größten deutschen Immobilien- und Standortmesse Expo Real in München präsentiert. Vier Tage, vom 3. bis 6. Apleona equips Merck Innovation Center with building technology and performs integrated facility management

In February, Apleona HSG Facility Management took on facility management for the Merck Innovation Center in Darmstadt. The new centerpiece of the global science and technology group’s headquarters was opened in March. In addition to open-space areas for start-ups, it also offers a multimedia library, an auditorium, lounges, cafés and shops, and a staff restaurant. The entire building technology for the center, which covers a total of almost 19,000 square meters, was fitted by Apleona Wolfferts Gebäudetechnik. A heating and cooling ceiling measuring 4,600 square meters was fitted by Apleona R&M Ausbau. The parties have agreed to not disclose the volume of the contract for the installation and fitting services or the management contract.

The three-year service agreement for technical and infrastructural facility management is the result of a concept competition held by Merck, in which Apleona won out with environmentally sustainable, resource-conserving solutions and efficient work processes. As well as operating all technical facilities in the Innovation Center, it has also been commissioned with cleaning services and the maintenance of a total of 24,000 square meters of outdoor and green areas. Apleona will perform the services itself on site with a 70-person team.

The installation work for the ventilation, cooling, sanitary, heating and fire safety systems in the Innovation Center has already been completed. To supply the building complex with cold water, the specialists at Apleona Wolfferts Gebäudetechnik fitted a 2,500 kW cooling transfer station with cooling distribution, connected to the company’s own network, in the basement of the staff restaurant. The heating supply for the building complex also works with a connection to the existing steam network on the premises. A steam conditioning station is used to convert the steam provided into heating water. To heat the building and provide hot water, a central heating unit was installed in the basement of the staff restaurant. The desired temperature in the different parts of the building is achieved by means of underfloor heating and a heating and cooling ceiling measuring a total of 4,600 square meters that was fitted by Apleona R&M Ausbau on all six floors of the Innovation Center. The air conditioning system uses ventilation units in the reception area and in cafés, lounges, kitchens, the staff restaurant, shops and changing rooms. Based on the principle of heat recovery, the way they work is particularly environmentally friendly and saves energy. The installation of all facilities lasted 18 months in total.

The installation of the building technology was all planned and designed in a 3D model by the engineers at Apleona Wolfferts Gebäudetechnik. In this way, technical details and workflows could be simulated and optimized virtually in advance. The installed facilities meet the standards for LEED Gold certification. As a result of resource-efficient property management of the Innovation Center, the building is expected to be awarded LEED Platinum status in 2019.
